Measurement Standards

NEN 2580

The Dutch standard for measuring floor area and volume of buildings. It defines methods for calculating usable floor area (gebruiksoppervlakte), gross floor area (bruto vloeroppervlakte), and other metrics used in real estate transactions, valuations, and listings in the Netherlands.

BBMI (BrancheBrede Meetinstructie)

A practical guideline based on NEN 2580, specifically adapted for the residential real estate sector in the Netherlands. BBMI is used by real estate agents, appraisers, and housing corporations for measuring residential properties consistently.

Gebruiksoppervlakte (GO)

Dutch for "usable floor area." The total floor area within a building that is usable for its intended purpose, measured according to NEN 2580 standards. This is the key metric used on Funda listings.

Bruto Vloeroppervlakte (BVO)

Dutch for "gross floor area." The total floor area of a building measured from the outside of exterior walls, including all floors, storage, and technical spaces.

Meetrapport

Dutch for "measurement report." A formal document certifying the measurements of a property according to NEN 2580 standards, required for property sales and listings in the Netherlands.

ANSI Standard

The American National Standards Institute standard for measuring floor area in residential properties (ANSI Z765-2021). Used in the US real estate market for consistent property measurements.

RICS Code of Measuring Practice

The Royal Institution of Chartered Surveyors' standard for measuring buildings in the UK and many Commonwealth countries. Defines terms like Net Internal Area (NIA) and Gross External Area (GEA).

Funda

The largest real estate listing platform in the Netherlands. Funda requires floor plans and NEN 2580 compliant measurements for property listings. Properties with floor plans sell faster and at better prices on Funda.

Funda Plattegrond

A floor plan created specifically for Funda listings. These are typically 2D scale drawings showing room layout, dimensions, and usage, optimized for the Funda platform's image requirements.

Photography

HDR (High Dynamic Range)

A photography technique that combines multiple exposures of the same scene to create a single image with greater detail in both shadows and highlights. Essential in real estate photography to balance bright windows with interior details.

Flambient

A hybrid photography technique combining flash (ambient) and natural light exposures. Flambient editing produces more natural-looking results than traditional HDR, with better color accuracy and depth, preferred by high-end real estate photographers.

Virtual Staging

The digital process of adding furniture, decor, and accessories to photos of empty rooms. Virtual staging helps buyers visualize the potential of a space at a fraction of the cost of physical staging.

Virtual Renovation

A service that digitally updates outdated interiors in photos — replacing flooring, painting walls, updating kitchens and bathrooms — to show a property's potential without physical renovation costs.

Day-to-Dusk

A photo editing technique that transforms daytime property photos into dusk/nighttime images with warm interior lighting, creating an inviting, premium look for listings.

Sky Replacement

Replacing a dull or overexposed sky in a real estate photo with a more attractive sky to improve curb appeal and overall image quality.

3D Visualization

3D Rendering

The process of generating photorealistic images from 3D models using computer software. Used in real estate to visualize properties before construction, show design options, and create marketing materials.

CGI (Computer Generated Imagery)

The broader category of computer-generated visuals including 3D renderings, animations, and virtual tours. In real estate, CGI is used for architectural visualization and marketing.

Artist Impression

A visual representation of a proposed development or building, showing how it will look once completed. Traditionally hand-drawn, now mostly created using 3D rendering software.

A 3D capture platform that creates immersive virtual tours of properties using 360-degree cameras. Matterport tours allow potential buyers to explore properties remotely with realistic navigation.

A popular Dutch online tool for creating 2D and 3D floor plans. Many real estate professionals use Floorplanner to create initial layouts that are then refined by professional drafting services.

Business

Services delivered under the client's own brand name rather than the service provider's. White-label floor plans, reports, and renders allow real estate agents to offer professional services without revealing their outsourcing partner.

Industry

Makelaar

Dutch for "real estate agent" or "broker." Makelaars in the Netherlands are licensed professionals who handle property sales, purchases, and rentals, often requiring NEN 2580 measurement reports and floor plans.

Vastgoedfotograaf

Dutch for "real estate photographer." Professional photographers who specialize in capturing property images for listings, often outsourcing editing, floor plans, and measurement reports to specialized studios.
